What Karnataka Bank’s interest rate card tells you
Karnataka Bank’s main home loan schemes — Apna Ghar, Elite, AshaNivas and loans under the PMAY-U 2.0 interest subsidy — share one range, 7.48% to 11.80%, effective 1 September 2026. That 4.32% spread is wide, and the card doesn’t say what decides where you fall. The row to notice is Winback, at 7.48% to 8.58%: the same floor, with a ceiling more than 3% lower. Buying a house site to build on later is priced separately and noticeably higher, from 9.56%.
Ranked by published starting rate, Karnataka Bank comes 18th of 48 — 5th within the 19 private banks we track. Measured against the RBI repo rate of 5.25%, Karnataka Bank’s floor carries a spread of 2.23 points. On a ₹40 lakh loan over 20 years, the two ends of Karnataka Bank’s range are ₹11,312 a month apart.

Getting closer to Karnataka Bank’s 7.48% rate
- Ask Karnataka Bank whether you qualify for its Winback scheme: the same 7.48% floor, with a ceiling of 8.58% instead of 11.80%.
- Where two schemes could apply to your purchase, get quotes under both. The difference between rows is often larger than anything you’d win by negotiating.
- Get at least two written quotes before you commit. Lenders move more readily against a real competing offer than against a rate you’ve read online.
