How we collect and check these rates

We read each lender's own published rate page, record the rate exactly as published along with the URL and the date we read it, and show the lender's effective date only where the lender states one. Rates shown are the published floor — the rate you are offered depends on your credit score, income, loan size and property, and is set by the lender, not by us.

We publish two dates, and never merge them. “Effective from” is the lender's own date, shown only where the lender states one — 14 of 48 do. “Verified” is the date we read the page. Using our reading date as an effective date would present our timestamp as the lender's, so we leave it blank instead.

We publish the floor as the lender publishes it. Where a lender quotes a formula against a benchmark — Bank of Baroda's BRLLR, PNB's RLLR + BSP — we show the resolved rate and name the benchmark and its date, so the arithmetic is checkable.

What we do not publish. Processing fees, and any rate we could not read from a lender's own page. Several lenders quote home loan rates only after an application; we would rather show 48 sourced rates than a longer table padded with numbers we cannot stand behind.

Home loan interest rates — common questions

What is the lowest home loan interest rate right now?
The lowest published floor among the lenders we track is 7.00%, from Bank of Maharashtra, read from their own rate page on 16th September 2026. Treat a floor as an entry condition, not an offer: it usually assumes a high credit score, a salaried profile and a comfortable loan-to-value ratio. Your quoted rate is set by the lender after assessing your file.
Why do different websites show different home loan rates?
Because they are quoting different things. Some publish a floor ("from 7.25%"), some a range, some a credit-score grid, and many do not say when they last checked. We publish the rate as the lender publishes it, name the source, and show the date we read it — so you can tell the difference between a current number and an old one.
Does a lower interest rate always mean a cheaper loan?
Not by itself. Processing fees, legal and valuation charges, insurance bundling and the reset behaviour of a floating rate all move the real cost. That said, rate dominates over a long tenure: on ₹50,00,000 over 20 years, half a percentage point is about ₹1,515 a month — far more than any one-time fee.
What is a repo-linked or EBLR home loan?
Since October 2019 most floating retail home loans are linked to an external benchmark, usually the RBI policy repo rate — currently 5.25%. Your rate is that benchmark plus a spread the lender sets from your credit profile and loan size. When the RBI moves the repo rate, the benchmark part moves with it; the spread normally does not.
How often are these rates updated?
Every rate on this page was read from the lender's own page on 16th September 2026, and that date is printed against each row. Lenders change home loan rates infrequently — usually after an RBI policy move — but we re-read the sources rather than assume they have not changed.
