What Truhome Finance’s interest rate card tells you

Truhome Finance, formerly Shriram Housing Finance, quotes home loans starting at 9.50% and says the final rate depends on credit history, income stability and what you’re borrowing. Its rate-card document gives a range of 8.50% to 21.00%, but that covers every product it sells rather than home loans alone, so we don’t use it as a home loan ceiling. With only a floor to go on, ask for a written quote and put it next to a bank’s before deciding.

Its floor puts Truhome Finance 41st out of 48 lenders on our list, and 11th among the 18 housing finance companies. Truhome Finance doesn’t price off the RBI repo rate directly: its rates move with an internal benchmark it sets, so a repo cut reaches its borrowers only if Truhome Finance chooses to pass it on. For scale, its starting rate is 4.25 points above the repo rate of 5.25%. Because Truhome Finance publishes only a starting rate, there’s no published ceiling to measure against — the spread above 9.50% is set when Truhome Finance assesses your application.

What moves your rate at Truhome Finance

  • With a single published figure and no range, ask Truhome for your rate and its spread over the benchmark in writing, and put the quote beside a bank’s before deciding.
  • With no published grid, the only way to see your real rate is to ask for it. Request a written quote that states the spread over the benchmark as well as the rate, so you can compare it fairly.
  • A bigger down payment helps at almost every lender: it lowers the loan-to-value ratio and the loan size at once, and both feed into pricing.

Processing fee and other Truhome Finance charges

Processing fee Up to 1–2% of the loan amount plus taxes, according to Truhome’s home loan FAQ, plus a non-refundable login fee of ₹1,000 to ₹5,000. On a ₹25 lakh loan, that comes to at most ₹50,000, before GST.
Prepayment and foreclosure None on floating-rate loans. Fixed-rate loans: none from your own funds; 6% of the amount prepaid via a balance transfer.
