What UCO Bank’s interest rate card tells you
UCO shows its working in two parts: a spread that rises as your score falls, and a flat 0.95% “strategic discount” it applies only to scores of 700 and above. That discount is what pulls the best rate down to 7.15%, and it’s why the grid has a cliff. At 700–749 you pay 7.85%; at 650–699, with the discount gone, you pay 8.85% — a full percentage point for one band. New-to-credit applicants don’t get the discount either, and land at 8.35%. UCO is also the only lender we track with a separate band for scores of 850 and above.
Ranked by published starting rate, UCO Bank comes joint 5th of 48 — joint 4th within the 11 public sector banks we track. At 7.15%, UCO Bank’s starting rate sits 1.90 points over the RBI repo rate of 5.25%. That range isn’t academic: on ₹50 lakh for 20 years it’s the difference between ₹39,216 and ₹45,793 a month.

How to land near the bottom of UCO Bank’s range
- Keeping your score at 700 or above matters more at UCO than at most banks, because that is exactly where its 0.95% strategic discount stops applying.
- If a co-applicant has a stronger score, ask how the lender treats a joint application. Some grids are applied on the primary applicant’s score alone, others on the weaker of the two.
- A bigger down payment helps at almost every lender: it lowers the loan-to-value ratio and the loan size at once, and both feed into pricing.
UCO Bank home loan fees and charges
| Processing fee | 0.50% of the loan amount, minimum ₹1,500, maximum ₹15,000. No fee on takeover loans, and no documentation charge. On a ₹50 lakh loan, that comes to ₹15,000, before GST. |
|---|---|
| Prepayment and foreclosure | UCO Bank doesn’t state its prepayment policy on the pages we read. RBI rules bar foreclosure and part-prepayment charges on floating-rate loans to individual borrowers for non-business purposes, so a floating-rate home loan can be prepaid free wherever you borrow. |
| Documentation | Nil |
| Late EMI (STP home loan) | 2% a year on the overdue amount |
UCO’s key fact statement for its STP home loan, updated in August 2026, says this fee is presently waived. A separate waiver offer on its home loan page ran until 31 March 2026 and has ended.
