What Central Bank of India’s interest rate card tells you
Central Bank’s 7.00% headline belongs to Cent Grih Lakshmi, its home loan scheme for women, priced at best at repo plus 1.75%. Unless you qualify for that scheme, the row that applies is Cent Home, which starts at 7.20% and runs to 8.75%. The bank also prices property count openly: a loan for a third, fourth or fifth house starts 0.50% above Cent Home. Most of its rates are quoted against its own RBLR, 8.25% today — the repo rate plus 3.00% — so they move with the RBI repo rate.
On its starting rate, Central Bank of India ranks joint 1st of the 48 lenders we track, and joint 1st of 11 public sector banks. Measured against the RBI repo rate of 5.25%, Central Bank of India’s floor carries a spread of 1.75 points. That range isn’t academic: on ₹50 lakh for 20 years it’s the difference between ₹38,765 and ₹45,793 a month.

What moves your rate at Central Bank of India
- If a woman in your household can be the borrower, ask Central Bank whether the loan qualifies for Cent Grih Lakshmi, whose floor is 7.00% against 7.20% for Cent Home.
- Start by matching your purchase to the right scheme. On a card organised by product, the same borrower can be quoted very different rates depending on whether the loan is booked as a standard purchase, a plot, an improvement or a top-up.
- A bigger down payment helps at almost every lender: it lowers the loan-to-value ratio and the loan size at once, and both feed into pricing.
Central Bank of India home loan fees and charges
| Processing fee | 0.50% of the loan amount, minimum ₹2,500, maximum ₹20,000, plus GST. Takeover loans pay ₹2,500. On a ₹50 lakh loan, that comes to ₹20,000, before GST. |
|---|---|
| Prepayment and foreclosure | Central Bank of India doesn’t state its prepayment policy on the pages we read. RBI rules bar foreclosure and part-prepayment charges on floating-rate loans to individual borrowers for non-business purposes, so a floating-rate home loan can be prepaid free wherever you borrow. |
| Documentation | ₹1,350 plus GST |
Central Bank is advertising a full processing-fee waiver until 31 December 2026. Documentation charges of ₹1,350 plus GST apply separately.
