What Bank of Baroda’s interest rate card tells you

Bank of Baroda prices every home loan off one benchmark — its Baroda Repo Linked Lending Rate, 7.90% since 6 December 2025 — and then places you anywhere from 0.70% below it to 1.05% above it. That 1.75% window is where your credit score and loan size do their work; the bank says so in a footnote but doesn’t say which score earns which spread. Two details are worth knowing before you apply: the Max Savings variant costs 0.25% more once the loan crosses ₹75 lakh, and loans the bank classes as CRE start 0.25% higher too.

On its starting rate, Bank of Baroda ranks 10th of the 48 lenders we track, and 8th of 11 public sector banks. That floor is 1.95 percentage points above the RBI repo rate of 5.25%, the benchmark most floating home loans in India now price against. That range isn’t academic: on ₹50 lakh for 20 years it’s the difference between ₹39,367 and ₹44,826 a month.

What moves your rate at Bank of Baroda

  • If you want the Max Savings variant and your loan is close to ₹75 lakh, keeping it at or under ₹75 lakh keeps you in the band that starts at 7.20% rather than 7.45%.
  • Start by matching your purchase to the right scheme. On a card organised by product, the same borrower can be quoted very different rates depending on whether the loan is booked as a standard purchase, a plot, an improvement or a top-up.
  • If you already bank with the lender, say so. An account the lender can see removes much of the income checking and gives you something to negotiate from.

Processing fee 0.50% up to ₹50 lakh (minimum ₹8,500, maximum ₹15,000) and 0.25% above ₹50 lakh (minimum ₹8,500, maximum ₹25,000), plus GST. Takeover loans pay a flat ₹8,500. On a ₹50 lakh loan, that comes to ₹15,000, before GST.
