What SBI’s interest rate card tells you

SBI publishes one number for home loans — 7.25% a year, in force since 1 April 2026 — and nothing beneath it. There is no public credit-score grid, so this page can tell you where SBI’s pricing starts but not where your own file will land. That matters more at SBI than almost anywhere else, because it is the bank most borrowers benchmark against first. Treat 7.25% as the rate for a strong salaried profile, and ask the branch to put your rate in writing against your actual CIBIL score before you compare it with anyone.

Its floor puts SBI joint 11th out of 48 lenders on our list, and joint 9th among the 11 public sector banks. Measured against the RBI repo rate of 5.25%, SBI’s floor carries a spread of 2.00 points.   • Because SBI publishes only its floor, the most useful thing to bring to the branch is a written quote from another bank — it gives SBI a concrete number to match against its 7.25% starting rate.
  • With no published grid, the only way to see your real rate is to ask for it. Request a written quote that states the spread over the benchmark as well as the rate, so you can compare it fairly.
  • Read the sanction letter for the benchmark, the spread and how often the rate resets. Those three lines decide your EMI for the life of the loan far more than the day-one rate does.
