What PNB’s interest rate card tells you

PNB’s grid is one of the few that lets you work out your own rate before you apply: every row shows the formula and the rate it produces. The steep step comes below 750. Dropping from 750–799 to 700–749 adds 0.55%, and falling under 700 adds another 1.20%. Smaller loans borrowed close to the loan-to-value limit — up to ₹30 lakh at 80–90% LTV — pay 0.10% more in every band. PNB also quotes a fixed rate for top-score borrowers: 8.25% for up to 10 years, 8.75% beyond.

Its floor puts PNB joint 11th out of 48 lenders on our list, and joint 9th among the 11 public sector banks. At 7.25%, PNB’s starting rate sits 2.00 points over the RBI repo rate of 5.25%. On a ₹40 lakh loan over 20 years, the two ends of PNB’s range are ₹4,761 a month apart.

How to land near the bottom of PNB’s range

  • If you’re borrowing up to ₹30 lakh, a down payment that keeps the loan-to-value ratio at 80% or below avoids the extra 0.10% PNB charges at 80–90% LTV.
  • If a co-applicant has a stronger score, ask how the lender treats a joint application. Some grids are applied on the primary applicant’s score alone, others on the weaker of the two.
  • A bigger down payment helps at almost every lender: it lowers the loan-to-value ratio and the loan size at once, and both feed into pricing.

Processing fee 0.35% of the loan amount, minimum ₹2,500, maximum ₹15,000, excluding GST. Takeover loans pay ₹2,500. On a ₹40 lakh loan, that comes to ₹14,000, before GST.
Prepayment and foreclosure PNB doesn’t state its prepayment policy on the pages we read. RBI rules bar foreclosure and part-prepayment charges on floating-rate loans to individual borrowers for non-business purposes, so a floating-rate home loan can be prepaid free wherever you borrow.
